Q: Why do we have to pay an association fee, and what is the money used for? A: Association fees are paid to maintain the common areas and park and to pay the management fees. Also, since our roads are private, we must pay for snow removal and any current/future road repairs. In fact, part of the fees each homeowner pays is put into a reserve fund for road maintenance and eventually upgrade.
Q: When are my association fees due, and how can I pay them? A: Association fees are paid quarterly, January 1, April 1, July 1 and October 1. You can mail a check to the Kramer-Triad Management Group made payable to Forest Hills Condominium Association, or you can make arrangements with the management company to have the fees automatically deducted from your bank account.
Q: If I have any questions about my association fees, who do I contact? A: Any questions about your association fees can be directed to the Kramer-Triad Management Group.
Q: What do I do if my property is damaged by a contractor, such as; snow removal or lawn maintenance? A: If your property is damaged by a contractor, contact the Kramer-Triad Management Group to help you resolve the problem.
Q: What company collects our trash, recycling and yard waste? A: Green For Life (GFL) is the waste disposal company responsible to collecting all trash, recycling and yard waste for all of Orion Township thanks to a grant that was awarded. Click on the GFL logo below for information or for how to contact them. Clicking on the Orion Township logo will take you to FAQ's pages for all trash, recycling, billing, etc. questions you may have.
Q: What items can I put out to be recycled? A:Items that can be recycled are paper (newspapers, paper bags, office paper, junk mail, magazines, catalogs,greeting cards, phone books), cardboard (flattened & cut into pieces to fit in recycle cart.),pizza boxes if clean only, plastics coded with numbers #1, #2 and #4-7, glass bottles or jars (all colors), aluminum and metal cans (including aerosol cans) and small household scrap metal, and bulky plastics, such as buckets, chairs, and toys. Do not put plastic grocery bags, wire hangers, loose wire, etc. in the recycle cart. For a complete list, click on the Orion Township logo above.
Q: How do I arrange to have a large item picked up with the trash? A: Included in weekly bulky item/white good pick-up (with no call ahead needed) are the following items listed below, in limitedquantities. If you have multiple bulky items/white goods to dispose of (such as when moving or completing a large-scale renovation), you may contact GFL for a dumpster, or place the items out over the course of multiple weeks.

Q: Do I need to reserve the park or pavilion to use it for a gathering? A: Currently, there is no reservation policy to use the park for a gathering, but if you are planning on doing so, having your event posted on the website as a "private party" is suggested. You can go to the Contact the Board page of this website to submit a request.
Q: If I want to have a bonfire at the park what do I need to do? A: If you would like to have a bonfire at the park, you MUSThave a burn permit in order to do so. To obtain a burn permit you can either go to the Orion Township Fire Department or you can go to Orion Township Hall (2525 Joslyn Road) during the hours of 9 a.m. to 4:30 p.m. Monday through Friday to acquire one. If you are caught burning without a permit, you will lose burning privileges and be subject to fines and court costs.
Q: Can people go swimming in the pond at the park? A: No. The pond at the park is intended to be looked at and enjoyed, not for swimming, fishing, boating, ice hockey (in winter), etc.
Q: Are there watering restrictions in the community? A: Yes. Mandatory Summer Watering Restrictions will begin May 1 and end September 30 for anyone connected to Orion Township water. Watering can be done from midnight to 5 a.m. Odd addresses may water their lawns only Monday, Wednesday and Friday, and even addresses on Tuesday, Thursday and Saturday. Sunday is considered a free day, where everyone may water their lawns at any time.
Q: How do I get a copy of the Forest Hills Bylaws? A: A copy of the Forest Hills Bylaws is available on the Bylaws page of this website. If you are an original owner, you should have received a copy of the Forest Hills Bylaws from the builder, otherwise the copy should have been passed on to the new owners after the sale. If this did not occur, and you would like a hard copy of the Forest Hills Bylaws, you can contact Oakland County to purchase a copy.
Q: How do I have something posted on the Forest Hills website? A: If you would like an event or pictures posted on this website, go to the Contact the Board page of this website to complete and submit the contact form available.
Q: How can I volunteer my time, talent, or an item to the Forest Hills Community? A: Attending annual meetings, being on the board, cleaning up common areas, or getting involved in community events is a great way to share your time and talent. Our community is what we make it. If you have an item for donation to the community, such as flowers to plant, please submit a contact form on the Contact the Board page of this website, or you contact the Kramer-Triad Management Group.
Q: Can I earn community service hours in our neighborhood? A: Yes! There is always something around the community that needs to be done, such as weeds to pull, park clean up, repainting, etc. If you need to earn community service hours, please submit the contact form on the Contact the Board page of this website and someone will return your request with a options to earn hours.
Q: What do I have to do if I wish to attend a board meeting? A: If you would like to attend a board meeting, please contact the Kramer-Triad Management Group to be added to the agenda.
Q: How do I get a copy of the board meeting minutes? A: Board meeting minutes will be posted on this website on the Meeting Minutes page after they are approved by the board. You can also contact the Kramer-Triad Management Group and ask for a copy of the meeting minutes.
Q: How do I get a copy of the Forest Hills financials? A: You can request a copy of the financials by contacting the Kramer-Triad Management Group.
Q: Can I add a shed on my property? A: If you would like to construct a shed on your property, there are specific stipulations (shed size, location on property, material shed it made of, foundation, etc) that need to be met. To start the process, you can download the Exterior Alteration Request PDF file at the bottom of this page and submit the completed form to Kramer-Triad. You can also contact the Kramer-Triad Management Group to request a form and talk to Colleen Buha, our representative, if you have any questions.
Q: What do I do if I want to add a deck or make other changes to my property? A: According to our association bylaws/rules and regulations, you must complete an Alteration/Modification Request form. You can contact the Kramer-Triad Management Group and they will provide you with the form and assist you with the process or you can download the form from the file below. If adding a deck, you will also need to go to the Orion Township Offices and get a building permit.
